If you have equity in your home and want to maximize your sale without the upfront costs, this solution was designed for you.
To participate, your property must be listed with Davis Realty Group. There’s no interest if repayment is made at closing, and you’ll have up to 12 months to complete repayment. To protect the investment, a lien may be filed until the renovation costs are recovered.

How does the program work?

What types of repairs can be done?
We can cover many kinds of home improvements to help your property sell for top

flooring.
o Kitchen or bathroom improvements (such as replacing countertops, appliances, or
fixtures).
o Exterior work like landscaping, yard clean-up, or minor roof and siding repairs.
o Safety or maintenance fixes (e.g., electrical or plumbing repairs, HVAC
servicing) to ensure the home passes inspections.
Who picks the contractor?
We take care of selecting and coordinating the contractor(s) for the work. We have a
network of trusted, licensed professionals we regularly work with, ensuring the job is
done efficiently and up to high standards. However, we’ll always discuss the plan with
you—if you have a preferred contractor or specific request, we can accommodate it as
long as they meet our quality and timing requirements. Our goal is to make the process hassle-free for you while guaranteeing professional results.
What if my home doesn’t sell in 12 months?
In the unlikely event your home doesn’t sell within 12 months, we’ll have a contingency
plan in place from the start. Typically, the agreement will require you to pay the cost of
the repairs at the 12-month mark (since we can’t defer payment indefinitely). We will
work with you to potentially extend the listing period or set up a payment plan if needed.
Rest assured, our priority is to get your home sold, and we will be actively marketing it long before reaching that point.

Is there a credit check or loan approval?
No. There is no formal credit check or traditional loan approval required. This program
isn’t a loan; it’s a service we provide exclusively to our selling clients. Essentially, we
front the cost of the improvements for you with no interest and no hidden fees, under the
agreement that the expense is repaid when your home sells. We do make sure at the
outset that your property’s expected value can cover these costs at closing, but you won’t need to go through any bank paperwork or approvals.
Is there risk to me as the homeowner?
The program is designed to minimize risk for you. You pay nothing out of pocket until
closing. The main thing to keep in mind is that you are still responsible for the
improvement costs eventually—if you decide not to sell or if the home doesn’t sell within
the agreed timeframe, you will need to pay back the renovation expenses (per the terms
we set in advance). However, there are no added interest charges or surprise fees, and all
improvements are aimed at boosting your home’s value and appeal. We make sure everything is clear and transparent so you know exactly what to expect.

Yes. This program is an exclusive offering for clients who list their home with Davis
Realty Group. We provide this service as part of our full listing package to help you sell
for the best possible price. By working with us from start to finish, we can invest

effectively. If you choose not to list with Davis Realty Group, you wouldn’t be eligible for the “List Now. Fix Now. Pay Later.” program.
